If you want to buy a home but are sitting on the fence waiting for prices to drop or interest rates to go lower, now is an excellent time to get off that fence and buy.

This is because home prices have already dropped to their 2004 level, and with the increase in inventory from foreclosures and short sales, there are now lots of good homes to choose from. Plus, interest rates today are at record lows.

When market conditions exist that are this favorable to buyers, the real estate market is said to be a "buyer's market," which means it's an especially good time to buy a home.

Through the years, I've seen many real estate cycles (up markets, down markets, buyer's markets and seller's markets). And the one thing I've learned for certain is that no market lasts forever — an inventory of good homes can disappear quickly and home prices and interest rates can rise overnight.

My intention is not to frighten but to inform. It's important for you as a buyer to recognize when conditions for buying a home are not only good but also smart. Let's do the math:

On a $150,000 mortgage at 5% interest, the monthly payment of principal and interest would be $805.23. If interest rates went up to 8%, the same $150,000 home loan would require monthly principal and interest payments of $1,100.65.

And at 8% interest, even if this same home dropped $10,000 in price, the monthly principal and interest payment on its $140,000 loan would be $1,027.27.

So, buying a home at today's low interest rates is a smart decision that gets you the same home for less money each month, making it more affordable for you.
